Article 1 (Scope of Application)

These Terms and Conditions apply to the accommodation contract and any related agreements concluded between the Facility (“Inaka”) and the Guest.Any matters not provided for in these Terms shall be governed by applicable laws or generally accepted practices.If the Facility establishes a Special Provision that does not violate laws or established customs, such Special Provision shall take precedence over these Terms.

Article 2 (Application for Accommodation Contract)

When applying for an accommodation contract, please provide the following information:

  1. Guest name

  2. Dates of stay and expected arrival time

  3. Number of guests and accommodation plan (whole-house rental / shared room, etc.)

  4. Optional services (personalized sauna temperature setting, local tours, full-day guide, etc.)

  5. Accommodation fees and payment method

  6. Any other information deemed necessary by the Facility

If the Guest wishes to extend the stay during the accommodation period, such extension will be treated as a new contract.

Article 3 (Establishment of Contract)

The accommodation contract is considered established when the Facility accepts the Guest’s application.
The Guest shall pay a Reservation Deposit (30% of the accommodation fee) by the date specified by the Facility (generally within 5 days of booking).
The Reservation Deposit will be applied toward the total accommodation charge and will be handled in accordance with Article 6 in the event of cancellation.
If payment of the Reservation Deposit is not confirmed by the specified date, the reservation may be automatically canceled.

Article 4 (Special Provisions)

The Facility may, at its discretion, exempt or modify the conditions regarding the Reservation Deposit.

 

Article 5 (Refusal of Accommodation Contract)

The Facility may refuse to conclude an accommodation contract in the following cases:

  • When no rooms are available

  • When the Guest is likely to engage in unlawful or immoral behavior

  • When the Guest is affiliated with organized crime or anti-social groups

  • When the Guest may cause significant inconvenience to other guests or neighbors

  • When the Guest is suspected of having an infectious disease

  • When accommodation is not possible due to natural disasters, facility failure, or other unavoidable reasons

  • When the Guest is deemed medically or physically unfit to participate safely in sauna or experiential programs

 

Article 6 (Cancellation by the Guest – Cancellation Policy)

As the Facility is a whole-house rental (one group per day), the following cancellation fees apply.
Reservation changes are treated as new bookings.

Cancellation Fee Schedule
Based on the scheduled check-in date:

  • 30–15 days prior: 50% of accommodation fee

  • 14–8 days prior: 80%

  • 7 days prior, same day, or no-show: 100%

Important Notes:

  • The above does not apply in cases of natural disasters or complete suspension of public transportation.

  • Due to exclusive whole-house preparation, the above policy is strictly applied.

  • The same cancellation rules apply to optional services (experiences, guide services, etc.).

 

Article 7 (Cancellation by the Facility)

The Facility may cancel the accommodation contract in the following cases:

  1. When the Guest violates laws or public order

  2. When the Guest causes significant disturbance or danger to others

  3. When the Guest is identified as anti-social forces

  4. When the Guest is suspected of an infectious disease

  5. When the Guest intentionally damages the building or equipment

  6. When the Guest fails to follow staff instructions during sauna or experience programs and engages in dangerous behavior

  7. When the Guest’s actions significantly obstruct the Facility’s operation

In such cases, unused accommodation fees will not be refunded.

Article 8 (Check-in / Check-out)

Standard Hours
Check-in: 15:00–18:00
Check-out: until 10:30

Early Check-in / Late Check-out
Available upon request (additional fees apply).

  • Early Check-in (before 15:00): 20% of accommodation fee

  • Late Check-out (10:31–13:00): 20%

  • After 13:01: one additional night’s fee applies
    Check-in after 18:01 requires prior notice.

 

Article 9 (Payment of Accommodation Fees and Optional Services)

Accommodation fees must be paid in advance at the time of reservation.
If available, credit card and electronic payments may be used.
Optional services (sauna temperature adjustment, experiences, guiding services, etc.) must be paid in advance to secure staffing.

 

Article 10 (Facility Use Rules)

Guests shall respect the Facility, its natural surroundings, and local community and comply with the following:

  • Quiet Hours: Please maintain a quiet environment after 21:00.

  • No Smoking: Smoking is prohibited indoors; permitted only in designated outdoor areas.

  • Pets: Allowed only with prior approval.

  • Equipment Care: Removal of furniture or equipment is prohibited.

  • Waste Separation: Please follow local waste separation rules.

  • Sauna Use: Do not use the sauna when unwell. Temperature adjustments require advance notice.

  • Experiences & Activities: Follow staff instructions and prioritize safety.

 

Article 11 (Optional Services – General Provisions)

The Facility offers various optional services to enhance the Guest’s stay.

1. Sauna Temperature Customization

Customized sauna temperature (approx. 60°C–90°C) available with advance request.
Herbal mint steam options available upon request.

2. Private Personal Guide Service

A concierge-style local support service (advance reservation required).

3. Guide & Experience Packages

Pricing is presented as a guideline and may vary:

  • 1 hour: ¥3,300–¥5,500 per person

  • Half day (4 hrs): ¥13,200–¥19,800 per person

  • Full day (8 hrs): ¥26,400–¥44,000 per person

Experience Packages:

  • 1-hour experience: ¥3,300–¥6,600

  • Half day (with lunch): ¥16,500–¥33,000

  • Full day: ¥33,000–¥55,000

Notes:

  • Additional participant: +¥3,300 per person

  • Transportation, admission fees, and material costs billed separately

  • Programs may be modified or canceled due to weather or safety

  • Advance reservation required (minimum 3 days prior)

  • Cancellation follows Article 6

These services do not include full butler duties but provide flexible support and local knowledge to create an efficient and meaningful stay.

 

Article 12 (Liability for Damages)

If damage occurs to the building, equipment, or furnishings due to the Guest’s intentional or negligent acts, the Facility may charge the repair or replacement cost.
The Facility shall not be liable for damage caused by natural disasters, unlawful acts by third parties, or other unavoidable events.
During sauna or experience programs, the Facility bears no liability unless caused by its intentional or gross negligence.

 

Article 13 (Management of Valuables and Personal Belongings)

Guests are responsible for managing their own cash, valuables, and personal belongings.
The Facility shall not be liable for loss, theft, or damage unless caused by its intentional or gross negligence.

The Facility does not individually contact Guests regarding lost items.
Guests with missing items must contact the Facility themselves.
Lost items are stored for 10 days and disposed of thereafter.
Food, perishables, and any items deemed unsanitary are discarded immediately.

 

Article 14 (Parking)

On-site parking is available for ¥100 per day.
The Facility accepts no responsibility for theft, accidents, or damage to vehicles or belongings.

 

Article 15 (Inability to Provide Contracted Accommodation)

If the Facility is unable to provide the contracted accommodation, it will consult with the Guest and attempt to arrange an alternative facility.
However, equivalent accommodation cannot be guaranteed.

If no alternative arrangement is possible and the Facility is responsible for the situation, it shall compensate the Guest up to the amount of the accommodation fee.
No compensation will be paid if the Facility is not responsible for the inability to provide accommodation.

 

Article 16 (Deposited Items)

As the Facility is a whole-house rental, it does not accept deposits of cash or valuables.
The Guest must manage personal belongings at their own responsibility.
The Facility bears no liability for loss or damage unless caused by intentional or gross negligence.

 

Article 17 (Pre-arrival Luggage Handling)

If the Guest’s luggage arrives at the Facility prior to check-in, it will be stored only if the Facility has agreed in advance.
Luggage will be handed over upon check-in.

 

Article 18 (Force Majeure Cancellations)

In the event that accommodation becomes impossible due to earthquakes, typhoons, flooding, power outages, or other force majeure events, neither party shall charge cancellation fees.
Fees already incurred for services provided prior to cancellation must be paid.

Article 19 (Handling of Personal Information)

The Facility manages personal information appropriately and will not disclose it to third parties unless required by law.
Personal information is used solely for providing accommodation services, reservation management, and responding to inquiries.

Article 20 (Guest Responsibility)

If the Facility incurs damages due to the Guest’s intentional or negligent acts, the Guest shall compensate the Facility for such damages.

Supplementary Provision

These Terms and Conditions shall take effect on October 06th, 2025.
